From Construction Site to Factory: The Rise of LEGO-Style Data Centers

Modular construction is no longer a niche experiment — it is becoming the default way to build AI data centers. Industry analysis shows that a fully modular approach can cut end-to-end build time by roughly 36% and reduce total lifecycle cost by nearly 8%, while head players such as Vertiv generate up to $7 million in revenue per megawatt by selling turnkey, all-in-one full-stack solutions.

The shift is driven by a hard constraint: skilled labor. Electricians already account for 30–40% of total construction hours, and by 2027 Texas and Ohio are expected to face a visible electrician shortage. The answer is to move repetitive work into the factory and leave only lifting and bolting to the site.

Three Layers of Modularity

A data center can be decomposed into three layers — site, shell and systems. The site stays fixed, but the shell and systems can be modularized.

Vendors often quote “85% faster” for only part of the process. A self-built 50 MW liquid-cooled model gives the end-to-end picture:

  • Time: traditional ground-breaking to ready takes about 22 months; full modularization compresses it to 14 months, with electrician hours down 85%.
  • Revenue: for cloud providers, every month earlier adds roughly $500,000 per MW in depreciation and compute revenue.
  • Cost: the savings come mainly from labor and schedule, cutting about $1.1 million per MW in capex.

Beyond the numbers, modular delivery also changes how capacity is financed and scaled. Operators can add capacity module by module, in smaller increments, instead of committing to a full building up front — turning the data center from a fixed, upfront cost center into a flexible, scalable asset that tracks AI demand more closely. On-site commissioning remains the key bottleneck, but the conclusion is clear: building AI factories the LEGO way is now the default path.
